Property Management & HOA Cleaning in Los Angeles

Recurring common-area cleaning, unit turns between tenants and one point of contact for every building you manage. Insured, background-checked staff, with after-hours and weekend visits available.

Built for managed buildings

A cleaning team for the buildings you manage

Property managers, HOA boards and owners of apartment and condo buildings need two things from a cleaning company: shared spaces that look cared for every week, and vacant units that are ready when the next tenant gets the keys. LA Top Clean handles both under one arrangement.

We agree on a checklist for each building — which floors, which rooms, how often — and follow it on every visit. Units that turn over are scheduled around your move-out and move-in dates, and you keep one contact for all of it.

Common-area cleaning

What we clean in shared spaces

Residents and prospective tenants judge a building by its shared spaces. These are the areas we typically include in a recurring building checklist:

Lobbies & entrances

Entry floors, glass doors, front-desk surfaces, seating and directory boards.

Elevators

Cab walls and mirrors, call buttons and panels, doors and threshold tracks.

Stairwells

Steps and landings swept and mopped, handrails and stairwell doors wiped down.

Hallways & corridors

Carpet vacuumed or hard floors mopped, plus doors, frames and light switches.

Trash rooms

Floors, walls around bins and chute-door areas cleaned to cut odors and mess.

Mailrooms & package rooms

Mailbox fronts, counters, shelving and floors in rooms residents use every day.

Fitness rooms

Equipment surfaces, mirrors, mats and floors in the building gym.

Laundry rooms & common restrooms

Machine exteriors, folding counters, sinks, toilets, mirrors and floors.

Unit turns

Move-out cleaning between tenants

When a tenant moves out, the unit has to be ready for inspection, photos and the next showing. Our team cleans the empty unit from top to bottom so your leasing team can move forward.

Turns are scheduled around your move-out and move-in dates. Leave access notes — lockbox, gate or building instructions — once, and we keep them on file for that property.

Single move-out or move-in cleans are also available on our move-out cleaning page.

  • Kitchen: inside and outside of appliances, counters, sink and backsplash
  • Cabinets, drawers and closets wiped inside and out
  • Bathrooms: tub or shower, toilet, vanity, mirrors and fixtures
  • Floors vacuumed and mopped, baseboards wiped
  • Window sills, tracks and interior glass
  • Doors, switches, outlets and other high-touch surfaces

Recurring schedules

A schedule that fits each building

Frequency depends on how busy the building is. We set it with you per property and adjust when traffic or needs change.

Weekly

A full common-area pass once a week for smaller or quieter buildings.

Several times a week

Lobbies, elevators and trash rooms cleaned more often in high-traffic buildings.

After hours

Evening visits so cleaning stays out of the way of residents and staff.

Weekends

Saturday and Sunday visits, useful before open houses or after move-in weekends.
